TYPES OF OWNERSHIP AT ZELLWOOD STATION
With Share (Shareholder or Shareowner)
This form of ownership was created in 1993
when the residents formed a non-profit Co-op and purchased
the Park. A share constitutes a 99-year renewable proprietary
lease. The state of Florida recognizes this as land ownership.
The property is eligible for homestead exemption. The shareholder pays the monthly maintenance fee and property tax. There is no lot rent.
With Land (Condominium Owner or Land Owner)
Homes sold from 1975 to 1981. Owner owns
the home and land. The property is eligible for homestead
exemption. Owner pays the monthly maintenance fee established
for their village. The maintenance fees vary from village to village.
Leased Land (Lessee)
Owner owns the home, but leases the lot
from the Co-op. This property is not eligible for homestead
exemption. The Homeowner pays a monthly lot rent which includes the
monthly maintenance fee. This amount is usually adjusted on
an annual basis.
